    Byol What To Know Buying Land

    Bring Your Own Lot (BYOL) is a popular way to build a custom home, but not all land is created equal. Here is what you must know before buying land in Northwest Florida.

    Zoning, Setbacks, and HOAs

    Before purchasing, verify the zoning allows for the type of home you want to build. Understand the setbacks (how far the house must be from the property lines), as this dictates the maximum footprint of your home.

    If the lot is in an HOA, review the architectural guidelines. Some HOAs dictate minimum square footage, roof pitches, exterior materials, and even paint colors.

    Utilities and Tap Fees

    Is the lot 'improved' (utilities at the street) or 'raw'? Bringing water, sewer, and power to a raw lot can cost tens of thousands of dollars.

    If sewer isn't available, you'll need a perc test to ensure the land can support a septic system. Tap fees for county water and sewer can also be a significant hidden cost.

    Topography and Flood Zones

    A cheap lot is often cheap for a reason. If a lot is in a flood zone (Zone AE or VE), you will have to build an elevated foundation, which significantly increases construction costs.
