Construction-to-Permanent Loans
This is the most common option for custom home builds. A construction-to-permanent loan (or 'single-close' loan) finances the construction of the home and then automatically converts into a traditional mortgage once the home is finished.
The major benefit is that you only pay closing costs once. During the construction phase, you typically only make interest payments on the funds that have been drawn by the builder.
How the Draw Process Works
Unlike a traditional mortgage where the seller gets a lump sum, construction loans release funds in stages, known as 'draws.' These draws correspond to project milestones—such as foundation completion, framing, and final finishing.
