    What is a Base Flood Elevation (BFE)?

    The Base Flood Elevation (BFE) is the computed elevation to which floodwater is anticipated to rise during a base flood event (a flood having a 1% chance of being equaled or exceeded in any given year).

    When building in coastal Northwest Florida, your home's lowest floor must be elevated to or above this BFE. In many local jurisdictions, there is also a 'freeboard' requirement—meaning you must build 1 to 2 feet above the BFE for added safety and lower insurance premiums.

    Common Flood Zones in Northwest Florida

    Zone AE: High-risk areas subject to inundation by the 1-percent-annual-chance flood event. Mandatory flood insurance applies. Homes here typically require elevated foundations, such as pilings or crawlspaces with flood vents.

    Zone VE: Coastal high-hazard areas where wave action is a significant threat. These areas have the strictest building codes. Breakaway walls and deep-driven pilings are often required to ensure the structure survives a storm surge.

    Zone X: Areas of moderate or minimal flood hazard. While flood insurance isn't federally required, it's still highly recommended in Florida.
